Primary Purpose of Organization Unit:
Under the supervision of the Assistant Vice Chancellor for Facilities, Facilities Management comprises of two departments - Facilities Operations; and Facilities Planning and Construction. The primary mission is delivering required services, financial oversight, and providing a liaison with appropriate Federal, State, and local agencies on matters related to planning, constructing, operating and maintaining the physical campus environment.
Facilities Management strives to provide a safe, clean, accessible, and attractive environment which enhances the abilities of academic and administrative departments to provide a personalized education experience.
Primary Purpose of Position:
This position supports the University by providing all aspects of maintenance services on all campus HVAC equipment. This position performs maintenance and preventive maintenance tasks such as but not limited to trouble shooting, repairs, scheduled filter replacements, drive belt replacements, scheduled equipment cleaning for the entire campus's 1.8M square feet and 58 facilities. This position provides updates on supply inventory to supervisor to help ensure items are on hand. This position provides insight on existing conditions and any challenges faced with preventive maintenance so informative decisions can be made with regard to new construction and renovations of facilities and systems.
Position will provide coverage support when applicable on both 1st, 2nd shift whether it be employee leave coverage, participating in training programs and/or weekend coverage for events when applicable.
Job Description:
This position is an on-call position. Employees hired in this position are required to be available as designated for on-call hours and to report back to the campus as required to respond to emergency callback situations.
The primary purpose of this position is to perform the full range of journey level maintenance work duties including but not limited to the following in a University setting that has 58 facilities and 1.8M square feet of space. Position is responsible for performing a wide range of maintenance tasks on air cooled and water cooled chillers up to 250ton which include scroll, screw & reciprocating chillers as well as boilers that range up to 200hp which includes water tube, atmospheric, natural gas, electric, oil & LP equipment. Air Handler units associated with mechanical systems of both academic facilities, housing facilities, auxiliary facilities and residential facilities. Residential A/C equipment includes equipment such as window units, heat pumps, water source equipment upwards of 10 tons operating capacity, data centers with raised floor applications as well as LP operated systems. Refrigeration equipment consist of walk in coolers, walk in freezers and ice machines that include cube and shaved ice. Kitchen maintenance includes but is not limited to performing repairs on electrically and gas fired equipment such as steamers, skillets, flat top and char grills, pizza oven, warmers and hood exhaust systems.
Additionals duties include but are no limited to the installation, modification, adjustment, troubleshooting, repair, replacement of HVAC and refrigeration controls within the building automation systems. Digital controls are the primary system that are used on various pieces of equipment and facilities. These systems consist of computer operated hardware with remote processors, and field devices, interconnected to provide transfer of information and remote operation and control of a large number of components, i.e. valves, dampers, VAV boxes, air compressors, etc.
Position duties includes but is not limited to insuring the HVAC needs of ALL campus facilities are maintained and/or repaired according to the standards set for by UNCP guidelines as well as the NEC, NPC & any other applicable codes and/or guidelines such as CFC requirements. Work performance is reviewed by inspection of completed work for quality assurance, quality control and compliance with project plans and specifications and departmental work orders.
Assist in design reviews of new construction or renovation of both facility and associated equipment. Participate in the tactical and strategic planning for preventive maintenance, equipment system outages and shop work force development. Performs job safety analysis as required, conducts pre-job briefings for one or more job personnel as directed. Coordinate chemical treatment in all HVAC equipment.
This position is Mandatory Personnel: Employee whose presence has been determined to be mandatory to University operations during certain types of adverse weather or emergency events.
Management Preference:
4 - 6 years of directly related experience
Lic or Certifications Required by Statute or Regulation: Valid Driver's License
CFC Certification (EPA Requirement) as required by 40 CFR P 82 Subpart F. Universal license required
